Standards and Fees

Thank you for considering our community as your future home. As part of the application and leasing process, we want to ensure full transparency regarding potential fees.

Application fee per applicant: $50.00
Security Deposits: $200.00 - $800.00 - based on screening results.
Standard Deposit: 1bed $500.00 - 2bed $750.00 - 3bed $1000.00
Extra Security Deposit: May vary depending on income, employment and credit rating, which is based on Yardi Resident Screenings' - Extra deposit = 1 times the original deposit and Maximum Deposit= 2 times the original deposit
Administrative fee:$100.00 non-refundable, $150.00 Adding a new authorized occupant or adding a new leaseholder
Pet fee at move-in non-refundable: $300.00
Monthly pet fee per animal: $20.00
Water and Sewer: Varies monthly billed 30 days in arrears
Water/Sewer/Trash billing Fee: $3.25 not to exceed $10.00 monthly
Electric Service Fee for not setting up: Varies monthly billed 30 days in arrears
NSF Fee: $35.00
Monthly Late Fees if not paid by the fifth (5) day of the month, incur $5.00; $10.00 after the tenth (10) of the month and 5% of base rent after the fifteenth (15) of the month.
Termination Fee: Equivalent to two-month base rent

Pet Policy

Max 2 Allowed | Max weight 35 lb each | One time Fee $300

Comments: Only one nonrefundable fee for 1 or 2 pets of $300 due at move-in. Only one fee for 1 or 2 pets of $20 a month. Two pet limit, full-grown maximum weight of 35 lbs. for each pet. Dogs and cats are most welcome.

Restrictions: Pets must be house-broken and properly inoculated. Breed restrictions include but are not limited to: Akita, Husky, Chow, Pit Bull, Doberman Pinscher, Presa Canario, Elkhound, Rottweiler, German Shepherd, St. Bernard, Great Dane, Wolf Breeds.

The Crestmont is a Non-Smoking Community and requires Renter's Insurance with a minimum coverage of $100,000 in liability coverage, $10,000 in personal property coverage.
